Pets other than fish and caged birds are not permitted at Smyth-Fernwald.
If you are bothered by the presence of a neighbor’s illegal pet, it is best to attempt a solution by speaking directly to that neighbor first. If this does not work, the Resident Assistant may be able to help.
If neither of these are sufficient, you may make a complaint to the manager. The following is the procedure to be followed by management regarding complaints from residents about illegal pets.
- If management receives a complaint that a resident has an illegal pet (including feeding strays or pet sitting for non-residents), we will ask for the name and address of the owner of the pet. We will also ask for the name and telephone number of the person making the complaint. WE MUST HAVE THIS INFORMATION OR WE WILL NOT RESPOND! Anonymous complaints will not be acted upon. However, on request, we will not disclose the name of the complainants to anyone outside of management.
- The RA will inform the resident that there has been a complaint. The RA will explain the pet policy, give the resident a letter detailing the policy and inform the resident that the apartment will be inspected within 24-72 hours.
- Upon inspection, if it is verified that there is an illegal pet, the resident will be told to relocate the animal immediately and a fine of $50 will be imposed.
- Written proof of relocation will be required. If there is no evidence of an illegal pet, the RA will give the resident a copy of the pet policy and the matter will be closed unless there are further complaints.
- In the event there is a second complaint, after the first inspection fails to verify the presence of an illegal pet, the manager will give the resident a 24-hour notice that an inspection will take place.
- If this inspection reveals that there is a pet in the apartment, a fine of $100 will be levied. The resident will be required to relocate the animal and the resident will receive a letter from the Housing Office explaining that he/she has violated the terms of the lease. This letter will also indicate the steps that will be taken if there is another violation.
- If there is a third complaint and it is verified that there is an illegal pet, a thirty-day eviction notice will be issued and will not be rescinded.
